Amendments to the Urban Hamilton Official Plan (UHOP)
The purpose of the amendment to the UHOP is to extend the uses permitted in the Low Density Residential Designation of Volume 1 of the UHOP to certain Low Density Residential Designations in secondary plan areas within the communities of Ancaster, Flamborough, Glanbrook, former City of Hamilton, and Stoney Creek.
Amendments to City of Hamilton Zoning By-law No. 05-200
The purpose of the amendments to Zoning By-law No. 05-200 is to bring the By-law into alignment with the Low Density Residential policies of the Urban Hamilton Official Plan. The Low Density Residential policies apply to neighbourhoods within the urban area of the City. The amendment will:
- Add new permitted uses to the existing Low Density Residential (R1) Zone and Low Density Residential – Small Lot (R1a) Zone;
- Introduce the new Low Density Residential – Large Lot (R2) Zone;
- Apply the R1, R1a, and R2 Zones to low density residential properties in the communities of Ancaster, Flamborough, Glanbrook, former City of Hamilton, and Stoney Creek, including certain low density residential lands within secondary plans; and,
- Delete and replace the entirety of Section 5: Parking.
The following lists the Low Density Residential Zones in Zoning By-law No. 05-200 and the changes proposed through this amendment [NEW]:

The effect of the amendments are:
- To align the Low Density Residential permissions of the Urban Hamilton Official Plan with the uses permitted in the Low Density Residential Zones of Zoning By-law No. 05-200 thereby providing greater housing options within neighbourhoods for the residents of Hamilton;
- To apply the R1, R1a, and new R2 Zone to the communities of Ancaster, Flamborough, Glanbrook, Stoney Creek, and to additional properties in the former City of Hamilton, thereby bringing a greater number of low density residential properties across the City into city-wide Zoning By-law No. 05-200;
- To apply the R1, R1a, and new R2 Zone to certain Low Density Residential Designations in secondary plans, thereby expanding the residential permissions on these lands; and,
- Implement new City Wide parking standards.

Comments must be received by noon Thursday, February 22, 2024. You may also submit a pre-recorded video with your comments. Video Submissions are due by noon 2 business days before the meeting.
