Jamesville is an existing 91 townhouse site originally developed as part of a string of urban renewal projects in the 1960-1970s. The revitalization of Jamesville sees the complex transformed into a mixed income development that replaces 46 deep affordability units on-site and incorporates an additional 114 supportive and affordable housing units, alongside approximately 315 private market ownership units. The plan also sees 45 CHH units relocated to a new site at Bay and Cannon where they are to be rebuilt as a mid-rise building with the addition of 10 net-new units as the first of two phases envisioned for the site.
As a neighbourhood undergoing socio-economic change, the North End of Hamilton continues to see need for the provision and increase of affordable housing. The redevelopment of Jamesville is central to a strategy that will grow the number of affordable housing units in the community, ensuring access to valuable amenities for vulnerable and at-risk low-income residents, while adding density at a key transit-oriented location, and allowing for a mixed-income community.
An open competition that centered on affordability and social benefit was held to ensure the greatest public benefit was achieved in the redevelopment of the site. Ongoing community consultation has also occurred to provide advice and guidance on the concept site plan, and further investigations and analysis were undertaken culminating in submissions for municipal planning approvals including an Official Plan Amendment (OPA) and a Zoning By-law Amendment (ZBA), which were unanimously approved, but which are now being appealed by Canadian National Railway (CN).
The transformed Jamesville mixed-income development is envisioned to support and strengthen the North End through quality high-performance homes designed into a pedestrian focused site. It intends to be a development that increases affordable housing while incorporating new private market housing in a way that fosters interactions among residents. A low and mid-rise community that promotes interconnectivity, inviting the neighbourhood in to enjoy privately owned public spaces. A place where residents can live rich and productive lives near the water and downtown Hamilton and be connected to our regional transportation network.
