CityHousing Hamilton partners with Indwell and Jamesville Redevelopment Corporation
HAMILTON, ON -The CityHousing Hamilton (CHH) Board of Directors approved a report today recommending Indwell and the Jamesville Redevelopment Corporation as the Qualified Preferred Proponent team for the Jamesville Redevelopment Request for Proposal (RFP) process.
The revitalization of the 2.2-hectare Jamesville site will create a medium density, mixed-income community that will contribute to the vibrancy of the West Harbour neighbourhood in Hamilton’s North End. As a transformative development, the project will combine innovations in land-use planning, building design, financial structure and community benefit.
Jamesville’s redevelopment will replace the existing 91-townhouse complex with a 46-unit, rent-geared-to-income (RGI) apartment building that will continue to be owned by CHH, as well as an additional affordable housing rental building of more than 45 units, which together provide an increase in the number of affordable units on the site. The project will also feature private market ownership units that combine to form a mixed-income community.
Quick Facts
- Increase in affordable housing on the site, beyond the current 91 units.
- Broader spectrum of affordability that integrates social housing and private market units.
- An accessible, inclusive and welcoming neighbourhood that gives back through privately owned public spaces.
- Housing options that cater to a mix of incomes, household configurations, abilities and stage-of-life that are offered in a mix of tenure types.
- Funding for additional affordable housing throughout the CHH portfolio.
- Shared amenities, programming and interconnected physical spaces for greater integration and interaction.
- High-performance buildings that keep utilities low and dramatically reduce the greenhouse gas (GHG) impact of the development.
CHH provides affordable housing that is safe, well maintained, cost-effective and that supports the diverse needs of Hamilton’s many communities.
Indwell is an established Hamilton-based Christian charity that develops affordable housing communities for people seeking health, wellness and belonging across southern Ontario.
Jamesville Redevelopment Corporation, which includes Marz Homes, FRAM + Slokker, Melrose Investments and Homes by DeSantis, combines the partners’ decades of unparalleled experience in crafting diverse, affordable, and environmentally sustainable communities.

“I am committed, as both the CHH Board Chair and City Councillor, to do everything I can to address the growing need for affordable housing in our City. Through this unique project, we will see a 100% return of the Jamesville land value to CityHousing Hamilton for reinvestment into affordable housing.”
Chad Collins, Board Chair, CityHousing Hamilton and Ward 5 Councillor
“Since visiting the mixed-income community of Regent Park in Toronto in 2011, I have been strongly advocating for the same in Ward 2. This Jamesville redevelopment is an unprecedented opportunity for social housing in the City of Hamilton. The project will replace the aging 91-unit townhouses with a greater number of affordable housing options to broaden the spectrum of affordability in our community and most importantly, foster a healthy, vibrant neighbourhood.”
Jason Farr, Ward 2 Councillor
“We are excited for the opportunity to work with CHH on a project that will serve many in need of housing ranging from market units to affordable rental units. We also look forward to working with Indwell; the quality of their work and how they serve their tenants is a real plus for the community.”
Dan Gabriele, President, Marz Homes
“Indwell is grateful to be involved with this Jamesville redevelopment. We look forward to building on our experience working with our North End neighbours in creating sustainable, affordable homes, and working with our partners to achieve the very best for our broader community.”
Jeff Neven, Executive Director, Indwell
